Job Requirements

  • Minimum 2 years experience in a similar leadership role
  • High school diploma or equivalency certificate
  • Ability to wear respirator and medically cleared to do so
  • Compliance with FPI facial hair policy
  • Proficient in English speaking, reading, and writing
  • May be required to provide and maintain own tools
  • Proficient computer skills including MS Office, Google Apps, property management software, email, and internet
  • Valid unrestricted United States driver’s license
  • Ability to drive site-owned golf cart
  • Ability to perform physical maintenance tasks safely

Job Qualifications

  • Minimum 2 years experience in a similar leadership role preferably in residential property management
  • Experience in hotel maintenance, facilities maintenance, or construction considered
  • High school diploma or equivalency certificate required
  • Industry certifications such as CAMT, NAHMS, NAHMT preferred
  • Proficiency in English speaking, reading, and writing
  • Proficient computer skills including MS Office, Google Apps, property management software, email, and internet
  • Skills in apartment turns, appliance repair, boiler systems, drywall installation/repair, electrical repair, HVAC maintenance, landscaping, painting, plumbing repair, pool maintenance, rehab/renovation
  • Experience with work order/ticketing systems, Google Drive, and Gmail
  • Strong customer service and management skills

Job Duties

  • Manage and mentor maintenance team personnel including technicians, groundskeepers, porters, and housekeepers
  • Provide daily and preventative maintenance programs to ensure safe and economical property condition
  • Inspect property and common areas each morning to identify maintenance issues
  • Coordinate and complete maintenance requests within 24 hours
  • Change air-conditioning filters every six months and upon apartment turnover
  • Inspect all apartments semi-annually
  • Follow a preventative maintenance schedule
  • Serve as on-call maintenance providing evening, weekend, and holiday emergency service
  • Respond to after-hours lockout requests
  • Perform maintenance inspections and repairs on vacant apartments
  • Repair and maintain community-owned equipment
  • Maintain orderly and safe maintenance shops and storage rooms
  • Secure all parts, inventory, and property equipment
  • Maintain inventory of parts within budget limits
  • Wear provided uniform during work hours
  • Provide small hand tools necessary for routine maintenance
  • Ensure timely completion of duties by maintenance staff to minimize labor costs
  • Comply with all FPI policies and procedures
  • Perform other duties as assigned by the Community Director
