Downtowner is a historic property located in downtown Albuquerque, New Mexico, at 717 Central Avenue NW, along the iconic Route 66 corridor. Originally opened in 1965 as the Downtowner Motor Inn, it was designed by architect James L. Burke of Burke & Beaty Architects of Memphis, Tennessee.
The six-story building exemplifies International Style architecture, featuring simple rectangular forms and a reinforced concrete structure. The property comprises 145 rooms, accessed via open-air exterior walkways with metal railings, and includes amenities such as a pool, fountain, and parking lot.
History and Renovations
Over the years, the property has undergone several name changes and renovations. In 1972, it was rebranded as a Quality Inn, followed by a transition to Ramada Inn in 1976. Subsequent names included Downtown Inn, El Centro Plaza Motel, Friendship Inn, Executive Inn, and Hotel Blue.
The Hotel Blue ceased operations in 2017, leaving the building vacant until its acquisition by ARRIVE Hotels & Restaurants in 2019. ARRIVE announced plans for a $22 million renovation to restore the hotel's historic exterior and transform it into a boutique hotel named ARRIVE Albuquerque.

The renovation aims to include:
- 135 guest rooms
- Meeting spaces
- Ground-level coffee shop and bar
- Renovated pool and patio
- Landscaping
- Food truck park
The project is expected to create 75 full- and part-time jobs and is anticipated to be completed by December 2024.
Additional Developments
In addition to the hotel project, the name "Downtowner" has been associated with other developments in Albuquerque, including a mixed-use project called "The Downtowner" planned for the southwest corner of First Street and Silver Avenue.
This $30 million public-private partnership aims to provide:
- 191 apartments
- Nine live/work units
- Café/retail space
- Event hosting capacity
The project is designed to address the city's housing needs and enhance downtown vibrancy.
Historic Recognition
The Downtowner Motor Inn was added to the National Register of Historic Places in 2020, recognizing its significance as an exceptional example of a mid-20th-century motel on Route 66 in Albuquerque.
The building's design and historical importance contribute to Albuquerque's rich architectural heritage.
