Job Requirements

  • Bachelor’s degree in business, real estate, or related field
  • Minimum 5 years of relevant experience in retail real estate or portfolio management
  • Proven experience negotiating leases and managing market development
  • Excellent analytical and financial modeling skills
  • Strong communication and interpersonal abilities
  • Proficiency with Microsoft Office suite
  • Ability to work independently and collaboratively
  • Willingness to travel within the North Atlantic Region
  • Residency in Philadelphia, Eastern PA, or NY Metro area preferred

Job Qualifications

  • 5+ years in real estate site selection for top level brands, retail experience preferred
  • 5+ years of financial planning and market analysis
  • Strong negotiating skills
  • Strong understanding of site planning and design
  • Excellent written and verbal communication skills
  • Proficient in Excel, PowerPoint, and other Microsoft software applications
  • Strong interpersonal skills
  • Thrive in a fast-paced goal oriented team environment
  • Ability to drive a high-volume pipeline
  • Retail real estate market knowledge of Central and Eastern Pennsylvania

Job Duties

  • Lead the execution of a strategic portfolio plan including review of lease expirations and development plans for new stores, renewals, relocations, expansions, and closures
  • Determine financial objectives such as sales and profit achievement through proactive portfolio management
  • Guide analyses on impacts of renovation cycles, sales transfer, initiatives rollout, and store expansions, closures, and relocations
  • Manage market planning, including touring new and existing markets, updating site survey reports, creating maps and target books
  • Optimize the company’s portfolio of assets to meet financial objectives by preparing and analyzing lease evaluation packages and financial reports
  • Negotiate letters of intent, leases, and renewals, meeting with landlords and city representatives
  • Coordinate design and construction issues with internal partners and manage the entitlement process while resolving legal, lease, and renewal issues
  • Track and meet performance goals and budget, prepare management and pipeline reports, and participate in post-analysis and special project reporting
