Job Requirements

  • High school diploma or equivalent
  • at least 4 years of maintenance experience
  • multiple years of apartment maintenance experience
  • EPA Type II certification or greater (HVAC certified)
  • ability to multitask and meet deadlines
  • valid driver’s license and proof of liability insurance
  • ability to drive when needed

Job Qualifications

  • EPA Type II certification or greater (HVAC certified)
  • Certified Pool Operator (CPO) license preferred but not required
  • at least 4 years of maintenance experience
  • multiple years of apartment maintenance experience required
  • ability to multitask and meet deadlines in a timely and organized manner
  • valid driver’s license and proof of liability insurance

Job Duties

  • Supervise and manage the maintenance team, assigning work and tasks to appropriate team members
  • complete maintenance work orders related to plumbing, carpentry, make ready, groundskeeping, HVAC, appliance repair
  • complete plumbing maintenance issues such as snaking and clearing stoppages, replacing fittings, p-traps, toilets, sinks, faucets, installing dishwashers, trouble-shooting leaks, changing water heater elements
  • complete electrical maintenance issues such as replacing fixtures and outlets, running wire mold, installing small wall heaters and range hood vents
  • replace window screens, garbage disposals, blinds, kitchen and bath fixtures, hardware, and repair and troubleshoot appliances, install and repair cabinets, adjust doors
  • painting of interior and exterior, cabinets, walls, fences
  • perform light carpentry and drywall repairs, cabinet installs, installing kitchen/bath fans and medicine cabinets
  • assist with custodial work in common areas, including sweeping, mopping, vacuuming, emptying trash, cleaning windows
  • assist with landscape maintenance and trash hauling as time permits
  • coordinate safety reviews and training
  • communicate with the Community Manager regularly to coordinate property needs and resources
  • conduct formal and informal inspections reporting observed problems to the Community Manager
  • work with, train, assign and supervise maintenance staff and skilled trades/contractors
  • facilitate and/or make repairs and projects utilizing in-house and contracted resources
  • maintain records and prepares reports in accordance with regulations and Carleton policy
