Job Requirements

  • 2+ years previous maintenance experience
  • ability to read and interpret technical documents
  • effective communication skills
  • basic mathematical skills
  • reasoning ability to follow instructions
  • computer proficiency including internet and timekeeping software
  • physical ability to stand, walk, bend, stoop, squat, kneel, lift up to 25 pounds constantly and up to 75 pounds frequently
  • willingness to participate in after hours on-call programs
  • ability to carry mobile phone or eligible for company phone and reimbursement
  • willing to assist with groundskeeping and snow removal as needed

Job Qualifications

  • 2+ years of previous maintenance experience
  • trade school education preferred
  • have or willing to attain EPA certification
  • have or willing to attain CPO certification
  • ability to read and interpret safety rules, operating and maintenance instructions, MSDS sheets, and procedural manuals
  • effective communication skills with supervisors, tenants, and vendors
  • ability to perform basic mathematical calculations
  • apply common sense and reasoning to solve routine problems
  • proficient computer skills including internet use and web-based timekeeping software
  • experience with work order systems beneficial

Job Duties

  • Complete minor and major repairs of mechanical or aesthetic issues to ensure the property is optimally functional, presentable, and safe
  • perform minor and major HVAC maintenance such as replacing motors and bearings
  • change light bulbs, service flush valves, clean mechanical rooms, and plunge toilets
  • paint and/or wallpaper assigned areas and perform minor repairs to applicable areas
  • perform minor carpet repairs
  • demonstrate proficiency and respond appropriately to building automation and security systems including card access, fire, life, and safety systems
  • select and monitor service providers to ensure effective and efficient services
  • perform general building preventative maintenance
  • service and monitor HVAC equipment
  • maintain environmental conditions of spaces
  • perform preventative maintenance on HVAC, electrical, plumbing, lighting, doors, locks, hardware, and wall treatments
  • assist the Community Leader with tenant improvements
  • monitor and maintain tools
  • perform assigned duties as prescribed in safety manuals
  • respond to test situations accurately
  • maintain technical and industry knowledge
  • participate in after hours on-call programs
  • assist outside contractors with major inspections
  • serve as key contact between community leaders, managers, and tenants
  • apply knowledge or devise creative solutions for proactive issue resolution
  • utilize tools and processes to ensure quality standards
  • participate in capital improvements
  • maintain operating logs and record temperatures, pressures, and chemical levels of heavy equipment
  • complete reports and administrative duties to support project completion
  • maintain accurate inventory levels related to mechanical systems
  • purchase parts and supplies from vendors and review pricing
  • stock received items
  • clean up vacant areas
  • remove debris from building and grounds
  • provide backup for Community Porter
  • know and perform emergency procedures as dictated by site emergency manuals
  • respond promptly to emergency situations
  • study and understand site-specific emergency manuals
  • assist tenant and emergency personnel with evacuations
  • communicate regularly with management, vendors, and tenants regarding operational issues
  • participate in continuous improvement initiatives
  • assist with groundskeeping duties like mowing, weed control, and trimming
  • perform snow removal duties including shoveling and de-icing
  • assist and/or back up coworkers
