Job Requirements

  • Two or more years of previous maintenance experience
  • trade school education preferred
  • hold or willingness to attain EPA and CPO certifications
  • ability to read and interpret safety rules, operating and maintenance instructions, and procedural manuals
  • effective communication skills with supervisors, tenants, and vendors
  • basic mathematical skills including addition, subtraction, multiplication, and division
  • ability to calculate figures such as proportions, percentages, area, ratios, circumference, and volume
  • problem-solving and reasoning skills to carry out written, oral, or diagram instructions
  • computer skills for internet navigation and web-based timekeeping software
  • experience with work order systems beneficial

Job Duties

  • Complete minor and major repairs of mechanical or aesthetic issues to ensure the property is optimally functional, presentable, and safe
  • perform minor and major HVAC maintenance such as replacing motors and bearings
  • change light bulbs, service flush valves, clean mechanical rooms, and plunge toilets
  • paint and/or wallpaper assigned areas and perform minor repairs
  • perform minor carpet repairs
  • demonstrate proficiency and respond appropriately to building automation, security, fire, life, and safety systems
  • select and monitor service providers to ensure effective and efficient service delivery
  • perform general building preventative maintenance
  • service and monitor HVAC equipment
  • maintain environmental conditions of spaces
  • perform preventative maintenance on HVAC, electrical, plumbing, lighting, doors, locks, hardware, and wall treatments
  • provide assistance to the Community Leader for tenant improvements
  • monitor and maintain tools
  • perform assigned duties as prescribed in safety manuals
  • respond accurately to test situations
  • maintain technical and industry knowledge
  • participate in after hours on-call programs
  • assist outside contractors with major inspections
  • serve as a key contact between community leaders, operations managers, general managers, and tenants
  • apply knowledge to proactively resolve issues
  • utilize organizational tools and processes to ensure quality standards
  • participate in capital improvements
  • maintain operating logs and record equipment conditions
  • complete reports and perform administrative tasks
  • maintain inventory levels and purchase parts and supplies
  • clean vacant areas and remove debris
  • provide backup for Community Porter
  • perform emergency procedures and respond promptly to fire alarms and natural catastrophes
  • assist in evacuations during emergencies
  • communicate regularly with management, vendors, and tenants
  • participate in continuous improvement initiatives
  • assist with groundskeeping and snow removal as needed
  • support and back up coworkers
