Job Requirements
- Minimum of 2 years previous maintenance experience
- Trade school education preferred
- Willingness to obtain EPA and CPO certifications
- Ability to read and interpret safety rules and instructions
- Effective communication skills
- Basic mathematical skills
- Reasoning ability
- Computer skills for internet and software use
- Ability to perform physical tasks including standing, walking, lifting up to 75 pounds, climbing stairs and ladders
- Ability to safely operate equipment and use tools
- Physical capability to lift or move up to 25 pounds constantly and up to 75 pounds frequently
- Ability to work Monday through Friday 8:00 AM to 5:00 PM
- Willingness to participate in after-hours on-call programs
- Ability to respond promptly to emergency situations
- Commitment to follow safety and emergency procedures
- Ability to assist with groundskeeping and snow removal as required.
Job Qualifications

- Ability to read and interpret safety rules, operating and maintenance instructions, MSDS sheets, and procedural manuals
- Effective communication skills with supervisors, tenants, and vendors
- Basic mathematical skills including addition, subtraction, multiplication, division, and calculation of proportions, percentages, area, and volume
- Reasoning ability to apply common sense understanding to carry out instructions and solve problems
- Computer proficiency in internet navigation and web-based timekeeping software
- Experience with work order systems is beneficial.
Job Duties
- Complete minor and major repairs of mechanical or aesthetic issues to ensure the property is optimally functional, presentable, and safe
- Perform minor and major HVAC maintenance, such as replacing motors and bearings
- Change light bulbs, service flush valves, clean mechanical rooms, and plunge toilets
- Paint and/or wallpaper assigned areas and perform minor repairs to applicable areas
- Perform minor carpet repairs
- Demonstrate proficiency and respond appropriately to building automation and security including fire, life, and safety systems
- Select and monitor service providers to ensure effective and efficient services
- Perform general building preventative maintenance to ensure equipment safety and effectiveness
- Service and monitor HVAC equipment
- Maintain environmental conditions of spaces for tenant and common space comfort
- Perform preventative maintenance on HVAC, electrical, plumbing, lighting, doors, locks, hardware, and wall treatments
- Provide assistance to Community Leader for tenant improvements
- Monitor and maintain tools
- Perform safety manual prescribed duties
- Respond accurately to test situations
- Maintain technical and industry knowledge
- Participate in after-hours on-call programs
- Assist outside contractors with major inspections
- Serve as key contact between community leaders, managers, and tenants
- Apply knowledge to proactively resolve issues
- Utilize organizational tools and processes for quality adherence
- Participate in capital improvements
- Maintain operating logs and record equipment metrics
- Complete administrative reports and project support duties
- Maintain accurate inventory levels for mechanical systems
- Purchase parts and supplies from vendors ensuring competitive pricing
- Stock received items
- Clean vacant areas and remove debris from building and grounds
- Provide backup for Community Porter
- Know and perform emergency procedures and duties as per manuals
- Promptly respond to emergencies including fire alarms and natural catastrophes
- Assist tenant and emergency personnel in evacuations
- Communicate regularly with management, vendors, and tenants
- Participate in continuous improvement and quality initiatives
- Assist with groundskeeping and snow removal duties
- Support and back up coworkers as needed.
