Job Requirements

  • 2 or more years of previous maintenance experience
  • trade school education preferred
  • required to have or willing to attain EPA and CPO certifications
  • ability to read and interpret documents including safety rules and operating instructions
  • ability to communicate effectively with supervisor, tenants, and vendors
  • ability to perform basic mathematical operations and calculations
  • ability to apply common sense and reasoning to carry out instructions
  • computer skills to navigate internet and use web based software
  • physically able to perform duties involving standing, walking, bending, lifting up to 75 pounds and occasionally more with assistance
  • must be able to respond to emergency situations and work on call
  • willing to participate in after-hours on call programs

Job Qualifications

  • Minimum 2 years of maintenance experience
  • Trade school education preferred
  • Certifications or willingness to attain EPA and CPO certifications
  • Ability to read and interpret safety rules, maintenance instructions, MSDS sheets, and manuals
  • Effective communication skills with supervisors, tenants, and vendors
  • Basic mathematical skills including addition, subtraction, multiplication, division, and calculating proportions, percentages, ratios, and volumes
  • Reasoning skills to carry out instructions in written, oral, or diagram form
  • Ability to solve problems involving standardized variables
  • Computer literacy for internet navigation and using web-based timekeeping and work order systems

Job Duties

  • Complete minor and major repairs of mechanical or aesthetic issues to ensure property functionality and safety
  • Perform minor and major HVAC maintenance including replacing motors and bearings
  • Change light bulbs and service flush valves
  • clean mechanical rooms
  • plunge toilets
  • Paint and/or wallpaper assigned areas and perform minor carpet repairs
  • Use building automation and security systems and respond to fire, life, and safety systems
  • Select and monitor service providers for efficiency and effectiveness
  • Perform general building preventative maintenance
  • Service and monitor HVAC equipment
  • Maintain environmental conditions of tenant and common spaces
  • Perform preventative maintenance on HVAC, electrical, plumbing, lighting, doors, locks, hardware, and wall treatments
  • Assist Community Leader with tenant improvements
  • Monitor and maintain tools
  • Perform duties as prescribed in safety manuals
  • Respond accurately to test situations
  • Maintain technical and industry knowledge
  • Participate in after-hours on-call programs
  • Assist outside contractors with inspections
  • Serve as key contact between management, tenants, and vendors
  • Apply knowledge and creative solutions to resolve issues
  • Utilize organizational tools and processes for quality standards adherence
  • Participate in capital improvements
  • Maintain operating logs and records for equipment such as chillers and boilers
  • Complete reports and administrative duties
  • Manage inventory and purchase parts and supplies
  • Stock items upon receipt
  • Clean vacant areas and remove debris
  • Provide backup for Community Porter
  • Know and perform emergency procedures
  • Respond promptly to emergencies and fire alarms
  • Study and follow site-specific emergency manuals
  • Assist tenant and emergency personnel during evacuations
  • Communicate regularly with management and vendors
  • Participate in continuous improvement initiatives
  • Assist with groundskeeping and snow removal as needed
  • Support coworkers as needed
