Job Requirements

  • Bachelor’s degree in real estate, business or related discipline or equivalent experience
  • minimum five years of experience in a corporate real estate environment spanning multiple states and regions
  • experience in strategic planning, market reviews, site acquisition and disposition
  • experience in commercial and/or industrial real estate negotiation
  • working knowledge of legal issues related to real estate development
  • strong analytical and problem solving skills
  • ability to make sound business judgements
  • proven financial analysis, contract management and real estate database skills
  • ability to manage concurrent projects simultaneously with a results driven approach
  • ability to establish and maintain relationships
  • highly developed verbal, written and presentation communication skills
  • proven ability to build consensus and reconcile adverse points of view
  • ability to travel a minimum 50 percent and adhere to company travel policy

Job Qualifications

Job Duties

  • Evaluate site locations proposed by qualified franchise partners and assure locations meet company criteria for demographics, visibility, access, parking and construction
  • verify site is cleared relative to company development and neighboring partners
  • meet annual development goals for the region including scheduling site visits and initiating development communication with franchise partners
  • be proactive with surrounding property development activities and maintain contacts with developers and compatible retailers
  • establish overall development goals for each market in the assigned region
  • utilize company DMA Development Plan and refine goals with knowledge of markets
  • review goals with senior leaders to assure franchisees are qualified and cleared for development
  • provide recommendations for annual development goals
  • act as development eyes and ears of the region maintaining consistent communication with stakeholders
  • suggest solutions to development challenges
  • provide training to franchisees about fundamentals of site selection, lease negotiation and construction
  • review all Site Evaluation Forms to assure site and lease terms meet company criteria
  • make recommendations in the budget process and administer actions impacting budgeted costs
  • manage reporting, analytics, scheduling and proactive communication
  • assist with special projects such as non-traditional, office and warehouse sites and leases
  • attend trade conferences
