Job Requirements
- Must pass employment verification and background check
- Must list all employment for the past 10 years
- General computer knowledge is required
- Experience with spreadsheets is helpful
- Proficiency with keyboard and calculator
- Familiarity with billing and collection procedures
- Ability to apply logical thinking to problem-solving
- Effectively convey ideas and goals verbally and in writing
- Knowledgeable in all property management areas including marketing, leasing, resident relations, physical property management, and personnel supervision
- Bachelor’s degree preferred
- High school diploma or GED required
- Prior work experience in property management required
- Minimum 3 years' experience with at least 2 years as a manager or management trainee
- Valid driver’s license, automobile insurance, and personal transportation required
- Must have supervision experience and a successful track record
- Knowledge of Yardi, Word, Excel, and Microsoft Outlook
Job Qualifications
- Bachelor's degree preferred
- High school diploma or GED required
- At least 3 years of experience in property management
- Minimum 2 years in a managerial role or completion of management training
- Strong knowledge of Fair Housing laws and property management regulations
- Proficient with Yardi, Microsoft Word, Excel, and Outlook
- Excellent customer service and leadership skills
- Ability to conduct property inspections and manage maintenance schedules
- Effective communication skills both verbal and written
- Demonstrated ability to supervise and motivate staff
- Knowledge of budgeting and financial reporting
- Experience with leasing and marketing strategies
- Familiarity with safety protocols including EPA, OSHA, and HAZCOM
- Valid driver's license and reliable transportation
- Ability to handle administrative duties such as rent collection, evictions, and vendor relationships
- Capability to develop resident retention initiatives and handle resident communications
Job Duties
- Conduct all business per company policies and procedures, Fair Housing, ADA, HUD regulations, and local ordinances
- Have complete knowledge of Fair Housing compliance laws and attend periodic Fair Housing seminars
- Perform leasing duties
- Physically walk and inspect the property daily, including common areas, storage, basements, laundries, and amenities
- Ensure all vacant apartments are inspected weekly and personally inspect a minimum monthly
- Conduct after-hour inspections to ensure property conditions and lighting
- Implement preventative maintenance schedules with maintenance supervisor
- Conduct annual comprehensive safety surveys and quarterly pest control inspections
- Implement company leasing and marketing policies to maximize occupancy and profitability
- Maintain a positive customer service attitude among team members
- Actively market and promote the property through diverse strategies
- Approve or deny rental applications per company rental criteria
- Ensure lease files are complete and properly executed
- Show property to prospective residents and handle inquiries
- Promote positive resident relations and maintain office cleanliness
- Develop and implement resident retention strategies
- Review notices to vacate and deliver notices to apartments
- Maintain resident communication policies
- Hire, train, motivate, and supervise on-site staff including conducting performance reviews and trainings
- Report workers’ compensation claims and approve employee timecards
- Complete safety and preventive maintenance checklists
- Conduct safety meetings and ensure compliance with HAZCOM, EPA, and OSHA regulations
- Ensure timely rent collection and bank deposits
- Perform evictions and utility cut-offs per legal guidelines
- Attend corporate management meetings
- Maintain detailed management records and reports
- Communicate issues and changes promptly to supervisors
- Formulate and manage budgets with supervisor approval
- Update make-ready boards and coordinate apartment turnover
- Perform move-in/move-out inspections
- Schedule and monitor maintenance activities
- Communicate consistently with vendors and contractors
- Process invoices using Yardi
- Report liability and property incidents promptly
- Perform additional tasks as assigned by supervisor
- Train assistant manager to assume duties when absent
- Manage scheduling based on business needs including occasional weekend and evening work
- Work hours from 8 a.m. to 5 p.m.
