- Physical ability to perform standing, walking, reaching, grasping, bending, climbing stairs, pushing, pulling, typing, lifting, carrying, talking, and hearing
- Ability to lift varying weights from under 10 lbs to over 25 lbs occasionally
- Visual acuity to read documents and inspect property accurately
- Ability to work indoors and outdoors under various environmental conditions
- Occasional exposure to chemicals and hazardous materials
Job Qualifications
- Bachelor's degree preferred
- High school diploma or GED required
- At least 3 years of experience in property management
- Minimum 2 years managerial experience
- Background in supervision and successful track record
- Knowledge of fair housing laws and property management principles
- Strong verbal and written communication skills
- Proficiency in Yardi, Microsoft Word, Excel, and Outlook
- Ability to interpret safety rules, instructions, and manuals
- Ability to write routine reports and correspondence
- Strong analytical and problem-solving skills
- Ability to manage budgets and financial records
- Experience in staff training and development
- Valid driver's license and proof of insurance
Job Duties
- Conduct all business per company policies and procedures, fair housing, Americans with Disabilities Act, HUD regulations, and local ordinances
- Physically walk and inspect the property daily including all common areas to ensure cleanliness and curb appeal
- Responsible for after-hour inspections to ensure property conditions and lighting are maintained
- Implement preventative maintenance schedule with Area Maintenance Supervisor
- Conduct annual comprehensive safety survey
- Perform quarterly housekeeping and pest control inspections
- Market and promote the property actively, show the property to prospective residents, and implement leasing and marketing policies
- Shop the competition and stay aware of neighborhood market conditions
- Approve or deny rental applications according to company rental criteria
- Ensure lease files are complete and leases are properly executed
- Maintain positive resident relations attitude among all team members
- Manage office opening schedules and proper staffing including weekends
- Oversee cleanliness of office and model apartments
- Develop and implement resident retention strategies
- Deliver notices to apartments
- Manage resident communications including complaints, service requests, and lease renewals
- Hire, train, supervise, and terminate on-site staff with necessary approvals
- Conduct ongoing staff training sessions
- Review and approve employee timecards
- Complete safety checklist and preventive maintenance forms
- Conduct regular safety meetings and maintain knowledge of EPA and OSHA regulations
- Ensure timely rent collection and deposits
- Attend corporate management meetings
- Maintain detailed records of management activities and submit required reports on schedule
- Communicate with Area/Regional Supervisor and Corporate Office promptly
- Formulate and manage property budgets
- Update make-ready board and computer daily
- Coordinate apartment turnovers with maintenance staff and vendors
- Perform resident move-in and move-out inspections
- Monitor and schedule maintenance activities
- Communicate with vendors and contractors regarding scheduling, billing, and insurance
- Enter invoices into accounts payable software
- Report liability and property incidents promptly
- Perform additional duties as assigned by supervisors
