Job Description
The Property Manager role at Columbia Metropolitan Airport is a full-time position responsible for overseeing all property, lease, concession, and tenant management functions within the airport’s property portfolio. This role is critical in managing and maintaining airport-owned and leased properties to maximize revenue streams and enhance the satisfaction of tenants and customers alike. Job Requirements
- Must be able to operate a motor vehicle, computer, and standard office equipment
- requires the ability to exert up to twenty (20) pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects
- must be able to lift and/or carry up to twenty-five (25) pounds
- work involves primarily sedentary duties performed in an office environment, but also requires occasional standing, walking, bending, and site inspections in both indoor and outdoor settings, including airfield and construction areas

Job Qualifications
- Bachelor's degree in business administration, Aviation Management, Accounting, Finance, Real Estate, Public Administration, or a related field
- minimum of five (5) years of progressively responsible experience in commercial property/lease management or aviation management
- previous supervisory or project management experience is desirable
Job Duties
- Inspect properties regularly to ensure safety, cleanliness, and operational excellence
- coordinate corrective actions with Facilities or external contractors
- direct and manage the Airport's property rental and concession revenue activities
- oversee the preparation, negotiation, and administration of lease, concession, and use agreements with tenants and concessionaires
- review, draft, and amend lease documents and contracts, ensuring compliance with Airport policies, procedures, and regulatory standards
- maintain and update the Airport's lease management system, ensuring accurate records for all agreements, insurance certificates, drawings, and permits
- monitor tenant compliance with lease terms, Airport policies, and business protocols
- issue notices of non-compliance and follow up to resolution
- serve as the Airport's liaison for all property-related matters, fostering positive and collaborative tenant relationships
- coordinate tenant improvement and modification projects, ensuring compliance with Airport standards, building codes, and lease provisions
- prepare and maintain monthly, quarterly, and annual reports on lease activity, expirations, renewals, and revenue projections
- collaborate with the Airport's commercial realtor to market available properties and develop strategies to attract new tenants and concessions
- develop and implement programs to increase non-aeronautical revenue through innovative use of Airport property
