Job Requirements
- No formal education required
- Excellent attendance and communication skills
- Ability to lift and carry up to 50 pounds
- Ability to safely move large appliances with hand truck
- Ability to use hand and power tools including drills and saws
- Ability to ascend and descend ladders safely
- Tolerance for exposure to mechanical parts, chemicals, weather
- Capability to access all property areas in all weather conditions
- Ability to walk, stand, bend, sit, climb, stoop, kneel and crawl frequently
- Specific vision abilities including close, distance, peripheral, color vision and depth perception
Job Qualifications
- High school diploma or equivalent preferred
- Prior experience preferred
- Ability to communicate clearly verbally and in writing
- Ability to read and follow instructions and manuals
- Willingness to accept additional tasks beyond repair and maintenance
- Limited computer literacy
- Must have a government issued state ID or valid driver’s license if required by management
Job Duties
- Practice OSHA standards, company safety policy and stay aware of work-safety requirements
- Continue education of safety training as required by company, State and Federal Law
- Complete a hazard assessment form before starting any task
- Water potted plants in community common areas daily and additional foliage as directed
- Maintain lawn, shrubs, flowers by mowing, trimming, fertilizing, raking, pulling weeds and spraying insecticides
- Paint exterior buildings, pick up litter and trash, maintain light fixtures and replace bulbs, install fences and gates, care for pools, assist in inventory control of equipment and supplies
- Perform scheduled maintenance on equipment according to manufacturers recommendations
- Maintain lawn and cleaning equipment as per guidelines
- Pressure wash and blow walks and breezeways, keep pool area clean and tidy
- Participate in standby emergency schedule for evening, weekend and holiday coverage
- Communicate daily with supervisor verbally and in writing
- Report unusual circumstances regarding property, coworkers or residents
- Maintain required property uniform and professional appearance
- Ensure storage areas and entrances are locked and well-lit
- Assist in custodial tasks including sweeping, mopping, vacuuming, emptying trash and cleaning windows
- Assist other team members when needed
