Job Requirements
- High school diploma or equivalent preferred
- Prior experience preferred
- Ability to safely lift and carry weights up to 50 pounds without assistance
- Ability to safely move large appliances with hand truck
- Ability to safely use hand and power tools including drills and saws
- Ability to safely ascend and descend ladders unassisted
- Ability to tolerate exposure to mechanical parts, fumes, chemicals, and outdoor weather conditions
- Ability to access all areas of property grounds regardless of conditions
- Ability to perform physical activities such as walking, standing, bending, climbing, balancing, stooping, kneeling, crouching, and crawling for extended periods
- Specific vision abilities including close, distance, color, peripheral, depth perception and focusing ability
- Must have government issued state ID or valid driver’s license if required by management
Job Qualifications
- High school diploma or equivalent preferred
- Prior experience in groundskeeping or maintenance preferred
- Ability to clearly communicate verbally and in writing in English
- Ability to read and understand handwritten and printed work orders and manuals
- Competence in basic safety and maintenance procedures
- Ability to work under time constraints and complete tasks efficiently
- Limited computer literacy
- Possession of a government issued state ID or valid driver’s license if required by management
Job Duties
- Practice OSHA standards, company safety policy and stay aware of work-safety requirements
- Continuing education of safety training as required by company and/or state and federal law
- Complete a hazard assessment form before beginning any task
- Water any and all potted plants in community common areas daily
- Water additional newly planted foliage as directed by community manager
- Water lawn, shrubs and flowers, mow, trim, fertilize and rake lawns
- Trim shrubs, plants and small trees
- Tend to flowers and pull weeds
- Spray insecticides
- Maintain watering and drainage systems
- Turn soil and reseed lawn
- Paint exterior of buildings as required
- Pick up litter and trash on grounds daily
- Clean and maintain exterior light fixtures and replace light bulbs
- Install and maintain fences and gates
- Care for pools
- Assist in inventory control and upkeep of grounds equipment and supplies
- Assist with emergency maintenance situations including after hour emergencies such as fire watch
- Perform scheduled maintenance on all equipment based on manufacturer recommendations
- Maintain all lawn and cleaning equipment according to manufacturer and company guidelines
- Perform routine pressure washing and blowing of walks and breezeways
- Keep pool area clean, chairs straightened, and trash receptacles empty
- Participate in standby emergency schedule for evening, weekend and holiday coverage
- Communicate verbally and in writing with supervisor at least once daily
- Report unusual or extraordinary circumstances regarding property, co-workers or residents
- Maintain required property uniform and professional appearance
- Ensure storage areas and entrances are locked and adequately lit
- Assist in custodial work including sweeping, mopping, vacuuming, emptying trash and pet stations, cleaning windows
- Assist other team members when necessary
