Job Requirements
- high school diploma or equivalent
- ability to understand and perform on-site software functions
- basic computer skills required
- knowledge of Fair Housing Laws
- knowledge of OSHA requirements
- ability to perform physical tasks including lifting 100+ lbs
- ability to work outdoors in various weather conditions
- availability to work overtime, weekends, nights, and on-call emergencies
- excellent customer service skills
- ability to follow safety standards and policies

Job Duties
- assist in carrying out maintenance processes including corrective, preventative, routine, and cosmetic maintenance
- perform regular onsite attendance
- clean and remove trash from grounds, buildings, breezeways, and community common areas
- respond to resident and management requests and work orders promptly
- ensure timely completion of repairs and replacements for grounds, buildings, and community common areas
- inspect grounds, buildings, and community features daily to identify and correct hazardous conditions
- maintain a preventative maintenance program to extend community life and minimize future repairs
- follow Asset Living key policies
- maintain an organized and stocked maintenance shop adhering to safety and OSHA guidelines
- assist in hazard communication and promote safe work practices
- participate in unit inspections as requested
- report community rule violations to supervisors
- use property resources economically
- perform additional tasks as assigned by supervisors
- participate in on-call emergency duties
- provide excellent customer service and monitor service request turnaround
- project a favorable community image
- ensure policy enforcement as delegated
