Job Requirements
- high school diploma or equivalent
- basic computer skills
- knowledge of Fair Housing Laws
- understanding of OSHA requirements
- ability to perform physical tasks such as lifting over 100 pounds
- ability to work outdoor in varying weather conditions
- ability to work overtime, weekends, and night hours
- ability to operate machinery and motor vehicles including golf carts
- good communication skills
- willingness to adhere to safety standards and policies

Job Duties
- assist in carrying out maintenance processes including corrective, preventative, routine, and cosmetic maintenance
- be regularly onsite daily
- clean, remove trash, and maintain grounds, buildings, breezeways, and community common areas
- respond to resident and management requests and work orders in a timely manner
- ensure timely repairs and replacements for grounds, buildings, breezeways, and common areas
- inspect grounds, buildings, and community features daily to identify and correct hazardous conditions
- assist in maintaining a preventative maintenance program
- understand and follow Asset Living key policies
- maintain an organized and stocked maintenance shop adhering to safety and OSHA guidelines
- assist Maintenance Supervisor in hazard communications and promote safe work practices
- participate in unit inspections as requested
- report violations of community rules to Maintenance Supervisor or Community Manager
- utilize property resources, equipment, and supplies economically
- perform additional tasks as requested
- participate in on-call emergency duties
- manage excellent customer service and monitor service request responsiveness
- project a favorable community image
- ensure consistency in resident dealings
- enforce community policies delegated by supervisor
