Job Requirements
- Reliable transportation
- Minimum of 40 hours per week availability
- Ability to work outdoors in various weather conditions
- Physical ability to perform tasks such as bending, stooping, climbing ladders, lifting heavy objects up to 150 lbs with assistance
- Ability to wear personal protective equipment
- Familiarity with OSHA, ADA, and Fair Housing laws
- Ability to follow safety procedures and report unsafe conditions
- Ability to communicate effectively with staff and residents
- Must comply with all company policies and employee handbook
- Willingness to perform additional duties and cross-training as needed
Job Qualifications
- High school diploma or equivalent preferred
- Ability to meet physical requirements and take directions
- Knowledge of safety practices and use of protective equipment
- Skilled in the use of hand tools, power tools, and equipment such as leaf blowers and pressure washers
- Strong problem-solving skills
- Ability to work effectively in a team and independently
- Good communication skills
- Willingness to work a flexible schedule including weekends
- Familiarity with maintenance and cleaning procedures
Job Duties
- Conducts all business in accordance with company policies and federal laws
- Checks and replaces exterior lighting regularly
- Cleans and maintains pool if certified
- Maintains awareness of safety precautions
- Observes property condition and initiates corrective actions
- Ensures storage areas remain locked
- Walks property daily removing litter and debris
- Performs trash outs at vacant apartments
- Cleans pool, clubhouse, restrooms, laundry, exercise room, vacant apartments,and common areas
- Removes and disposes of trash
- Keeps breezeways clean
- Assists with maintenance tasks such as installing sinks, removing appliances, unclogging drains, repairing drywall, painting, and fence repairs
- Pressure washes building exteriors
- Picks up supplies and delivers packages
- Repairs and replaces windows, screens, and doors
- Assists with make ready duties
- Maintains cleanliness of storage areas
- Changes locks and makes keys when directed
- Distributes resident communications
- Performs work area cleanup and safety duties
- Promotes the Keener Cares culture
- Completes additional duties as assigned by management
