Job Requirements
- High school diploma or GED preferred
- One year of general maintenance experience preferred
- Knowledge of OSHA rules and regulations is preferred
- Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays
- Requires the ability to read, speak and comprehend the English language
- Ability to follow direction and work independently
- Troubleshooting and problem-solving skills
- Ability to work in a fast-paced, action-oriented environment
- ANSI approved steel-toe/composite shoes
- Must have a valid driver's license
- Must have reliable transportation
- Willing to assist with other properties within the portfolio and surrounding portfolios as needed
- Willing to travel up to 10% of the time

Job Duties
- Patrols property daily to identify areas in need of cleaning and completes required work-remove trash/debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop common areas
- Restores vacated apartments to move-in condition for new residents-clean appliances, kitchen cabinets, sink and floors, bathroom-including toilet, tub, sink and floor, windows, front door, and performs touch-up painting as necessary
- Completes janitorial requirements in accordance with the janitorial schedule
- Performs grounds maintenance, including weed removal, grass-cutting and planting
- Cleans property office as necessary-empty trash, vacuum carpets, clean bathroom and kitchen
- Coordinates snow and leaf removal from property-sidewalks, walkways, steps and driveways/parking spaces
- Assists maintenance technicians in performing preventive maintenance, capital improvements or satisfying work orders as needed
