Job Requirements

  • High school diploma or equivalent
  • Prior experience in maintenance or property upkeep preferred
  • Ability to perform physically demanding tasks including lifting and climbing
  • Must be able to stand for long durations
  • Ability to use personal protective equipment
  • Valid driver’s license, car insurance and registration if driving for work
  • Ability to work outdoors in varied weather conditions
  • Ability to work indoors in uncomfortable temperatures
  • Must be available for on-call duties and short notice work
  • Ability to communicate in English
  • Ability to follow written and verbal instructions
  • Comfortable with occasional exposure to paint fumes and chemicals
  • Ability to handle tools and equipment safely

Job Qualifications

  • High school diploma or equivalent
  • Previous experience in maintenance or a related field preferred
  • Basic knowledge of property maintenance procedures
  • Ability to operate maintenance equipment
  • Good physical condition to perform required tasks
  • Strong attention to detail
  • Ability to communicate effectively in English
  • Valid driver’s license and reliable transportation
  • Willingness to be on-call and respond promptly
  • Ability to follow safety protocols
  • Team player with a positive attitude
  • Willingness to learn and grow professionally

Job Duties

  • Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook
  • Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order
  • Complete assigned service requests and repairs in a safe and timely manner
  • Inspect the property
  • pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance
  • Clean parking lot areas, garages, walkways, entryways and hallways
  • Operate indoor floor scrubber machines when necessary
  • Ensure model tour route is free of debris
  • Operate leaf blower or parking lot vacuum to ensure that the property is free of debris
  • Empty trash cans and move/clean trash dumpsters and surrounding areas
  • Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage
  • Assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance
  • Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves
  • Assist with cleaning of vacant units for move-ins when needed
  • Clean pool, chairs, tables, decks and umbrellas
  • Comply with all training requirements set forth for this position
