Job Requirements
- High school diploma or equivalent
- Previous experience in maintenance or related field preferred
- Ability to work outdoors in various weather conditions
- Physical stamina to perform strenuous activities including lifting up to 150 pounds with assistance
- Ability to operate maintenance equipment such as floor scrubbers, leaf blowers, and vacuums
- Must be able to climb stairs and ladders
- Ability to be on-call and available on short notice
- Valid driver’s license, insurance and car registration if driving for business purposes
- Ability to read, write, and understand English
- Ability to communicate effectively with residential management
Job Qualifications

- Ability to follow safety procedures and use personal protective equipment
- Good communication skills
- Ability to work independently and as part of a team
- Physical ability to perform manual labor, including lifting heavy objects
- Valid driver’s license and reliable transportation
- Basic knowledge of property maintenance and repair techniques
Job Duties
- Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook
- Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order
- Complete assigned service requests and repairs in a safe and timely manner
- Inspect the property, pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance
- Clean parking lot areas, garages, walkways, entryways and hallways
- Operate indoor floor scrubber machines when necessary
- Ensure model tour route is free of debris
- Operate leaf blower or parking lot vacuum to ensure that the property is free of debris
- Empty trash cans and move/clean trash dumpsters and surrounding areas
- Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage
- Assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance
- Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves
- Assist with cleaning of vacant units for move-ins when needed
- Clean pool, chairs, tables, decks and umbrellas
- Comply with all training requirements set forth for this position
