Job Requirements
- high school diploma or equivalent
- prior experience in property maintenance or related field
- physical ability to perform routine maintenance including lifting up to 150 lbs
- valid driver’s license, insurance and car registration if driving for business purposes
- ability to work outdoors in varied weather conditions
- ability to follow safety procedures and wear personal protective equipment
- strong communication skills
- ability to be on-call and respond on short notice

- physical ability to perform maintenance duties including lifting, climbing, bending, and standing for extended periods
Job Duties
- adhere to Morgan's maintenance and emergency procedures manuals along with the team member handbook
- ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order
- complete assigned service requests and repairs in a safe and timely manner
- inspect the property, pick up trash and debris, and report all safety hazards or needed repairs to the lead maintenance
- clean parking lot areas, garages, walkways, entryways and hallways
- operate indoor floor scrubber machines when necessary
- ensure model tour route is free of debris
- operate leaf blower or parking lot vacuum to ensure that the property is free of debris
- empty trash cans and move/clean trash dumpsters and surrounding areas
- assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage
- assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance
- pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves
- assist with cleaning of vacant units for move-ins when needed
- clean pool, chairs, tables, decks and umbrellas
- comply with all training requirements set forth for this position
