Job Requirements

  • high school diploma or equivalent
  • prior experience in property maintenance or related field
  • physical ability to perform routine maintenance including lifting up to 150 lbs
  • valid driver’s license, insurance and car registration if driving for business purposes
  • ability to work outdoors in varied weather conditions
  • ability to follow safety procedures and wear personal protective equipment
  • strong communication skills
  • ability to be on-call and respond on short notice

Job Duties

  • adhere to Morgan's maintenance and emergency procedures manuals along with the team member handbook
  • ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order
  • complete assigned service requests and repairs in a safe and timely manner
  • inspect the property, pick up trash and debris, and report all safety hazards or needed repairs to the lead maintenance
  • clean parking lot areas, garages, walkways, entryways and hallways
  • operate indoor floor scrubber machines when necessary
  • ensure model tour route is free of debris
  • operate leaf blower or parking lot vacuum to ensure that the property is free of debris
  • empty trash cans and move/clean trash dumpsters and surrounding areas
  • assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage
  • assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance
  • pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves
  • assist with cleaning of vacant units for move-ins when needed
  • clean pool, chairs, tables, decks and umbrellas
  • comply with all training requirements set forth for this position
