Job Requirements

  • High school diploma or equivalent
  • Basic computer skills with ability to learn property software functions
  • Knowledge of Fair Housing Laws and OSHA requirements
  • Ability to work onsite regularly with consistent attendance
  • Capacity to perform manual labor including lifting objects over 100 pounds
  • Availability for overtime, weekends, night shifts, and on-call emergencies
  • Ability to operate motor vehicles or golf carts
  • Willingness to adhere to safety protocols and community policies

Job Qualifications

  • High school diploma or equivalent
  • Basic knowledge of Fair Housing Laws
  • Familiarity with OSHA safety standards
  • Ability to understand and operate onsite property management software
  • Experience in property maintenance or custodial work preferred
  • Strong communication and customer service skills
  • Ability to follow instructions and work as part of a team
  • Physical capability to perform manual labor including lifting heavy objects

Job Duties

  • Perform community maintenance tasks including cleaning, trash removal, and general upkeep of grounds, buildings, breezeways, and common areas
  • Maintain regular and daily onsite attendance
  • Respond promptly to resident and management requests and work orders for community common areas, buildings, and units
  • Ensure repairs and replacements for grounds, buildings, breezeways, and common areas are completed timely
  • Inspect property features daily to identify and correct hazardous conditions or liability concerns
  • Assist in maintaining a preventative maintenance program to extend the life of the community
  • Maintain an organized and well-stocked maintenance shop adhering to safety and OSHA guidelines
  • Support the Maintenance Supervisor in implementing hazard communication and safe work practices
  • Participate in unit inspections as requested
  • Report violations of community rules and policies
  • Utilize property equipment and supplies economically
  • Perform additional tasks assigned by Maintenance Supervisor and Community Manager
  • Participate in on-call emergency responses at the community
  • Provide excellent customer service and monitor service request responsiveness
  • Enforce community policies as delegated by supervisors
  • Project a favorable image of the community to residents and visitors
