Job Requirements

  • High school diploma or GED preferred
  • One year of general maintenance experience preferred
  • Knowledge of OSHA rules and regulations is preferred
  • Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays
  • Requires the ability to read, speak and comprehend the English language
  • Ability to follow direction and work independently
  • Troubleshooting and problem-solving skills
  • Ability to work in a fast-paced, action-oriented environment
  • ANSI approved steel-toe/composite shoes
  • Must have a valid Driver's License
  • Must have reliable transportation
  • Willing to assist with other properties within the portfolio and surrounding portfolios as needed
  • Willing to travel up to 10% of the time

Job Duties

  • Patrols property daily to identify areas in need of cleaning and completes required work-remove trash-debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop common areas
  • Restores vacated apartments to move-in condition for new residents-clean appliances, kitchen cabinets, sink and floors, bathroom-including toilet, tub, sink and floor, windows, front door, and performs touch-up painting as necessary
  • Completes janitorial requirements in accordance with the janitorial schedule
  • Performs grounds maintenance, including weed removal, grass-cutting and planting
  • Cleans property office as necessary-empty trash, vacuum carpets, clean bathroom and kitchen
  • Coordinates snow and leaf removal from property-sidewalks, walkways, steps and driveways/parking spaces
  • Assists maintenance technicians in performing preventive maintenance, capital improvements or satisfying work orders as needed
