Job Requirements
- High school diploma or equivalent
- ability to understand and perform all on-site software functions
- basic computer skills required
- must have basic knowledge of Fair Housing Laws and OSHA requirements
- physical ability to lift and move objects over 100 lbs
- ability to work on ladders, stairs, and in confined spaces
- willingness to work overtime, weekends, and night hours including on-call emergency shifts
- ability to communicate effectively
- capability to perform repetitive motions and handle varied physical tasks
- willingness to adhere to safety standards and guidelines
Job Qualifications

Job Duties
- Community maintenance
- regular/daily onsite attendance is required
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior common areas
- respond to resident/management requests and work orders in a timely manner
- ensure all repairs and replacements necessary for grounds, buildings, breezeways, and common areas are completed promptly
- inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions
- assist in maintaining a preventative maintenance program
- understand and follow Asset Living key policies
- maintain a well-organized and stocked maintenance shop while adhering to safety and OSHA standards
- assist Maintenance Supervisor in hazard communication and promote safe work practices
- participate in unit inspections as requested
- report observed violations of community rules to supervisors or management
- utilize property resources, equipment, and supplies economically
- perform additional tasks as requested by supervisors
- participate in on-call emergency duties
- manage excellent customer service and monitor service request responsiveness
- project a favorable image of the community
- ensure consistency when dealing with residents
- enforce community policies delegated by supervisors
