Job Requirements
- High school diploma or equivalent
- Basic computer skills
- Knowledge of Fair Housing Laws
- Understanding of OSHA requirements
- Ability to understand and perform all on-site software functions
- Ability to work various shifts including weekends and nights
- Physical ability to move and lift heavy objects over 100 lbs
- Capacity to work in outdoor weather conditions
- Willingness to participate in on-call emergency duties

Job Duties
- Community maintenance
- Regular daily onsite attendance
- Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and common areas
- Respond to resident and management requests for common areas, buildings, and units in a timely manner
- Complete repairs and replacements for grounds, buildings, breezeways, and common areas
- Inspect community features daily to identify and correct hazardous conditions
- Assist in maintaining preventative maintenance program
- Understand and follow Asset key policy
- Maintain organized and stocked maintenance shop
- Assist in hazard communications and promote safe work practices
- Participate in unit inspections
- Report violations of community rules
- Use property resources economically
- Perform tasks as requested by Maintenance Supervisor and Community Manager
- Participate in on-call emergencies
- Manage excellent customer service and monitor service request turnaround
- Project favorable image of community
- Ensure consistency in dealing with residents
- Enforce delegated community policies
