Job Requirements

  • High school diploma or equivalent
  • ability to understand and perform basic on-site software functions
  • basic knowledge of Fair Housing Laws
  • basic knowledge of OSHA requirements
  • physical ability to safely lift and move objects over 100 pounds
  • capability to work in various weather conditions
  • willingness to work overtime, including nights and weekends
  • reliable attendance and punctuality
  • strong work ethic and attention to safety protocols

Job Qualifications

  • High school diploma or equivalent
  • ability to understand and perform all on-site software functions
  • basic computer skills required
  • must have basic knowledge of Fair Housing Laws
  • must have basic knowledge of OSHA requirements
  • experience in property maintenance preferred but not mandatory
  • strong communication and customer service skills

Job Duties

  • Community maintenance
  • regular daily onsite attendance is required
  • responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and community common areas
  • respond to resident and management requests and work orders for common areas, buildings, and units in a timely manner
  • ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed timely
  • inspect grounds, buildings, and community features daily to identify and correct hazardous conditions
  • assist in maintaining a preventative maintenance program
  • understand and follow Asset key policy
  • maintain a well-organized and stocked maintenance shop adhering to safety standards
  • assist Maintenance Supervisor in hazard communications program and promote safe work practices
  • participate in unit inspections as requested
  • report observed violations of community rules to Maintenance Supervisor or Community Manager
  • utilize property resources, equipment, and supplies economically
  • perform additional tasks requested by Maintenance Supervisor and Community Manager
  • participate in on-call emergency response
  • manage excellent customer service and monitor service request responsiveness
  • project a favorable image of the community
  • ensure consistency in dealing with residents
  • enforce community policies delegated by supervisor
