Job Requirements
- High school diploma or equivalent
- Ability to understand and perform all on-site software functions
- Basic computer skills
- Must have basic knowledge of Fair Housing Laws and OSHA requirements
- Ability to perform physical tasks including lifting over 100 pounds
- Ability to work overtime, weekends, and night hours as needed
- Good communication skills
- Valid driver’s license and ability to operate motor vehicles or golf carts
- Ability to work in various weather conditions

Job Duties
- Community maintenance
- Regular/daily onsite attendance is required
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and interior and exterior community common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed promptly
- Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions or liability concerns
- Assist in maintaining a preventative maintenance program
- Maintain a well-organized and stocked maintenance shop adhering to safety standards and OSHA guidelines
- Participate in unit inspections
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Enforce policies as delegated by supervisor
- Participate in on-call community emergencies
