Job Requirements
- High school diploma or equivalent
- previous maintenance experience preferred
- ability to operate maintenance equipment
- strong adherence to safety protocols
- good communication skills
- physical capability for manual labor and working outdoors
- valid driver's license and insurance if driving for business purposes
Job Qualifications
- High school diploma or equivalent
- previous experience in maintenance or related field preferred
- ability to operate maintenance equipment such as floor scrubbers and leaf blowers
- strong understanding of safety procedures and use of personal protective equipment
- excellent communication skills
- ability to work independently and as part of a team
- capable of performing physical tasks including lifting heavy objects and working in various weather conditions
- valid driver's license and insurance for occasional use of personal vehicle
Job Duties
- Adhere to Morgan's maintenance and emergency procedures manuals along with the team member handbook
- ensure property grounds and common areas are clean and free of debris and all external fixtures are clean and in working order
- complete assigned service requests and repairs in a safe and timely manner
- inspect the property, pick up trash and debris, and report all safety hazards or needed repairs to the lead maintenance
- clean parking lot areas, garages, walkways, entryways and hallways
- operate indoor floor scrubber machines when necessary
- ensure model tour route is free of debris
- operate leaf blower or parking lot vacuum to ensure that the property is free of debris
- empty trash cans and move/clean trash dumpsters and surrounding areas
- assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage
- assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance
- pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves
- assist with cleaning of vacant units for move-ins when needed
- clean pool, chairs, tables, decks and umbrellas
- comply with all training requirements set forth for this position
- perform other tasks as assigned by supervisor not listed as essential job functions
