Job Requirements

  • High school diploma or equivalent
  • Ability to perform all onsite software functions
  • Basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements
  • Ability to work regularly onsite
  • Ability to perform physical tasks including moving heavy objects over 100 pounds
  • Ability to ascend and descend ladders, stairs, and work in overhead positions
  • Willingness to work overtime, weekends, and night hours as needed
  • Ability to communicate effectively
  • Ability to handle outdoor weather conditions
  • Ability to operate machinery and motor vehicles
  • Ability to work in confined spaces as necessary
  • Commitment to safety and policy compliance

Job Qualifications

Job Duties

  • Assist in carrying out maintenance processes including corrective, preventative, routine, and cosmetic maintenance
  • Regular daily onsite attendance
  • Cleaning, trash removal, and general maintenance of grounds and residential areas including make-ready units and common areas
  • Respond to resident and management requests and work orders timely
  • Ensure all repairs and replacements necessary for community common areas and units
  • Daily cleanup of exterior community areas including grounds, breezeways, and common areas
  • Perform swimming pool maintenance, cleaning and maintain chemical logs
  • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions
  • Maintain preventative maintenance program to extend the community’s life while minimizing repairs
  • Follow Asset Living policies
  • Maintain a well-organized and stocked maintenance shop adhering to safety and OSHA guidelines
  • Assist Maintenance Supervisor with hazard communications and promote safe work practices
  • Participate in unit inspections as requested
  • Report community rules violations
  • Use property resources economically
  • Perform additional tasks as requested by supervisors
  • Manage excellent customer service and monitor service request turnaround
  • Project a favorable community image
  • Ensure consistency in dealing with residents
  • Enforce community policies as delegated
