Job Requirements
- High school diploma or equivalent
- Basic computer skills
- Knowledge of Fair Housing Laws and OSHA requirements
- Ability to perform physical tasks including lifting objects over 100 lbs
- Ability to work on ladders, stairs, and in confined spaces
- Ability to work overtime, weekends, and on-call hours
- Strong communication skills
- Reliable attendance
- Ability to follow safety protocols
- Ability to use motor vehicles or golf carts
- Ability to work outdoors in varying weather conditions
Job Qualifications

Job Duties
- Community maintenance
- Regular/daily onsite attendance is required
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Assist in maintaining a preventative maintenance program
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining hazard communications program
- Teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules to Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Participate in on-call emergency at community
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community delegated by supervisor
