Job Requirements

  • High school diploma or equivalent
  • Basic knowledge of Fair Housing Laws and OSHA requirements
  • Ability to understand and perform on-site software functions
  • Regular daily onsite attendance
  • Ability to perform physical tasks including lifting over 100 lbs
  • Reliable transportation for emergency on-call duties
  • Ability to work overtime, weekends, and nights as needed
  • Strong communication skills
  • Ability to maintain accurate records

Job Duties

  • Community maintenance
  • Regular daily onsite attendance
  • Ensure make-ready units meet property standards before new residents move in
  • Respond to resident and management requests and work orders for community common areas, buildings, and units
  • Ensure all repairs and replacements necessary for community common areas and make-ready units
  • Assist with scheduling and performance of all maintenance and repair-related turn events
  • Assist in daily clean-up of the exterior of the community, including grounds, buildings, breezeways, and common areas
  • Perform swimming pool maintenance and cleaning, maintain chemical logs
  • Inspect grounds, buildings, and community features to identify and correct hazardous conditions
  • Maintain preventative maintenance programs
  • Follow Asset key policy
  • Maintain a stocked and organized maintenance shop adhering to safety standards and OSHA guidelines
  • Assist Maintenance Supervisor with hazard communication and promote safe work practices
  • Participate in unit inspections
  • Monitor inventory of equipment and supplies
  • Maintain records regarding service requests and maintenance status
  • Assist with upkeep of office, common areas, and model units
  • Report violations of community rules
  • Use property resources economically
  • Perform additional tasks as requested
  • Manage customer service and monitor service request responsiveness
  • Project favorable image of community
  • Ensure consistency in dealing with residents
  • Enforce community policies as delegated
