Job Duties
- Maintain the overall condition and cleanliness of community exterior grounds
- perform general exterior cleaning, pool cleaning, and chemical inspections
- conduct trash removal and package or notice delivery
- assist with light grounds maintenance including pet area care, flower beds, turf repairs, and shrub and tree maintenance
- undertake snow removal and pothole filling
- maintain the upkeep of maintenance shop, storage, and common areas
- perform light preventive maintenance in units and common areas
- complete general work orders and turnover maintenance promptly
- conduct lighting, smoke/CO detector, and general maintenance inspections
- safeguard equipment and supplies and adhere to cost controls
- monitor inventory stock levels and coordinate orders
- respond courteously and promptly to resident needs
- participate in community activities as requested
- conduct routine safety and risk management inspections
- operate equipment safely and follow all procedures
- maintain a clean and safe work environment
- plan, organize, and prioritize work duties
- adhere to attendance, appearance, and company policies
- attend required meetings
- comply with CSM Standard Operating Procedures and Fair Housing laws
