Job Requirements
- High school diploma or general education degree (GED)
- Two years of hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC
- Ability to perform basic arithmetic including measurement and calculations
- Demonstrated ability to use independent judgment and discretion
- Experience in safe handling and use of tools including circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaner, paint sprayer, ladders, pressure washers
- Basic computer skills and ability to operate office equipment
- Ability to transport up to 50 pounds and work in confined spaces or heights above 8-9 feet
- Familiarity with types of surfaces and respective cleaners
- Experience in carpet and upholstery cleaning
- Understanding of Lock Out/Tag Out procedures
- Position requires driving responsibilities using a company or personal vehicle
- Must possess valid driver’s license
- Must meet company motor vehicle policy standards
Job Qualifications
- High school diploma or general education degree (GED)
- Two years of hands-on maintenance experience in plumbing, electrical, carpentry, HVAC, or related areas
- Three years of multi-family property management or building maintenance experience preferred
- Basic computer skills
- Experience with carpet cleaning and upholstery cleaning
- Understanding of Lock Out/Tag Out procedures
- Demonstrated ability to use independent judgment and discretion
- Familiarity with safe handling and use of construction and landscaping tools
Job Duties
- Assist in preparing all move in ready apartments including painting, carpet cleaning, general repairs, and housekeeping
- Manage all maintenance needs of the community to ensure the physical condition meets or exceeds company standards
- Perform various preventative maintenance functions and complete all necessary data collection and submission
- Manage all customer service requests using the company work order system including prioritization
- Complete daily community inspections keeping grounds and common areas free of trash and debris
- Perform maintenance functions such as electrical installations, pool maintenance, carpentry, furnace and air conditioner repairs, filter changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and minor roof repairs
- Monitor maintenance and upkeep of mechanical equipment including fire safety systems, water heaters, HVAC units, and kitchen equipment
- Partner with contractors and subcontractors as required to meet community needs
- Organize maintenance storage and mechanical rooms
- Ensure proper use and care of tools, equipment, and vehicles
- Ensure compliance with all federal, state, and provincial laws
- May drive company vehicle if required
- Act as manager on duty as required
- Perform other duties as needed or assigned
