Job Requirements
- High school diploma or equivalent
- HVAC certification
- Valid driver's license and insurance coverage
- Reliable transportation
- Ability to lift and move heavy equipment up to 70 pounds
- Flexible availability including weekends and on-call rotations
- Ability to follow safety and Fair Housing regulations
- Ability to climb ladders and work in confined spaces
- Experience in electrical, plumbing, HVAC maintenance
- Must provide own tools
- Ability to communicate effectively with residents and staff
Job Qualifications
- HVAC certification is required
- Valid driver's license and good driving record
- Ability to work a flexible schedule including weekends
- Experience in troubleshooting and repairing HVAC systems
- Skilled in electrical, plumbing and appliance repairs
- Proficiency in minor carpentry and general maintenance
- Ability to communicate professionally and resolve resident concerns
- Knowledge of safe chemical handling and lifting techniques
- Ability to operate golf carts safely
- CPO certification for pool maintenance preferred
- Experience in maintaining inventory and equipment
Job Duties
- Maintaining the polite and professional reputation of Mahaffey Hospitality and promoting good public relations among residents, non-residents, staff and management
- Troubleshooting, repairing, and replacing HVAC electrical systems, compressors, coils and operating Freon Recovery Units while maintaining logs
- Replacing electrical components such as wiring, breakers, switches, relays, contractors, outlets and lighting
- Repairing gutters, downspouts, ridge vents, including work inside attic areas
- Repairing plumbing systems including drain lines, toilets, faucets, water lines, garbage disposals, sinks, traps, water heaters and life stations
- Repairing household appliances including refrigerators, stoves, dishwashers, washers and dryers
- Repairing, patching, seaming and shampooing carpets
- Maintaining and driving golf carts including battery, switches, wiring, brakes and tires
- Repairing and replacing windows, screens, doors and locks
- Caulking and grouting windows, backsplashes, sinks and tubs
- Performing minor carpentry repairs, installing flooring, maintaining shop inventory, equipment and vehicles
- Maintaining pool chemical balance, cleaning, and servicing pumps and heaters
- Lifting heavy equipment and using safe lifting techniques
- Safely mixing and handling various chemicals
- Reporting lease infractions to management
- Climbing and working from ladders
- Operating company golf carts
- Following safe workplace rules
- Working regular shifts and additional hours as needed
- Providing own transportation and tools
- Maintaining valid driver's license and insurance
- Abiding by all Fair Housing laws
- Performing other related tasks as needed
