Job Requirements
- Must have all certifications as required by State and Local jurisdictions
- valid driver’s license to operate golf cart and other property vehicles
- knowledge and skill in use and maintenance of various hand tools, power tools, mechanical equipment, and measuring devices
- able to stand and be on feet for 66% to 100% of the time
- able to perform physical activities such as bending, stooping, squatting, kneeling, climbing stairs and ladders
- able to lift and carry supplies and equipment frequently, including occasional heavy lifting (up to 150 lbs.) with assistance
- able to see small details for maintenance tasks
- able to communicate effectively verbally and in writing
- able to use personal transportation for supply pickups
- must have automobile insurance coverage
- able to work indoors and outdoors in various weather conditions
- able to handle exposure to paint fumes and solvents occasionally
- able to work in awkward and confining positions frequently
Job Qualifications
- High school diploma or equivalent
- previous experience in property maintenance or custodial work preferred
- basic knowledge of general repairs and appliance maintenance
- sheetrock and painting experience is beneficial
- ability to operate hand and power tools safely
- valid driver’s license
- strong communication skills
- ability to work independently and as part of a team
- proactive approach to safety and maintenance issues
- ability to handle physical demands of the job
- availability for on-call duties
- understanding of liability and risk mitigation
- experience with landscaping and curb appeal
- ability to complete quality work orders
- good organizational and reporting skills
Job Duties
- Sweep, mop, and clean floors in hallways, lobbies, stairways, and common areas
- clean windows, doors, and walls in common areas
- dust and sanitize common surfaces and furniture
- empty trash and recycling containers and ensure proper disposal
- maintain cleanliness of exterior grounds including removing litter and debris
- assist with basic maintenance tasks such as changing light bulbs, replacing air filters, and small repairs
- report maintenance issues to supervisor or maintenance team
- assist with snow removal, lawn care, and other seasonal tasks
- sweep and clean exterior walkways, parking lots, and entryways
- ensure entrances and common areas are accessible and safe
- maintain landscaping by watering and occasional weeding or trimming
- assist residents and guests with information or directions
- respond to emergency situations such as spills or hazards
- ensure property areas are free from hazards
- report safety violations to supervisor
- assist with inspections to ensure cleanliness and safety compliance
- comply with safety and risk-management policies
- attend safety meetings and training
- report accidents and incidents immediately
- assist in organizing property inspections
- inventory maintenance supplies and complete required maintenance reports
