Job Requirements
- Education in the trades
- Seven plus years experience in facilities or residential building maintenance
- Three plus years supervisory experience
- HVAC, EPA and/or NAPE certification
- Knowledge of risk management, OSHA, and MSDS
- Advanced HVAC, plumbing, electrical and appliance repair skills
- Basic carpentry, drywall and painting skills
- Experience with complex mechanical systems including central plant, split systems, boilers and chillers
- Safety mindset and attention to detail
- Builder’s mentality
- Excellent communication skills
- Professional appearance
- Intermediate Microsoft Office skills
- Ability to handle on-call emergency situations
- Physical ability to lift, climb stairs, use ladders, and work in various weather conditions
Job Qualifications
- An education in the trades
- Seven or more years of experience in facilities or residential building maintenance
- Three or more years of supervisory experience with a proven record of team development and retention
- HVAC, EPA and/or NAPE certification
- Knowledge of risk management, OSHA and MSDS standards
- Advanced skills in HVAC, plumbing, electrical, and appliance repairs
- Basic carpentry, drywall, and painting skills
- Experience with complex mechanical systems such as central plants, split systems, boilers, and chillers
- Strong safety awareness and attention to detail
- Willingness to take a builder's mentality approach
- Excellent written and verbal communication skills
- Professional appearance
- Intermediate proficiency in Microsoft Office and experience with technology platforms and apps
- Availability for on-call emergency situations
- Ability to exert physical effort and work in varied weather conditions
Job Duties
- Leading by example and being a role model for company culture and values
- Hiring, developing and providing both on-the-job and classroom education for maintenance staff
- Completing apartment service tickets promptly with care and attention
- Managing repairs and maintenance in HVAC, electrical, plumbing, and appliances
- Overseeing make-ready and apartment turnover processes to ensure quick leasing
- Executing preventative maintenance programs to preserve building value
- Maintaining general building upkeep including snow removal and ground maintenance
- Ensuring compliance with safety and building codes to maintain accident-free operations
- Coordinating and completing annual building systems inspections
- Leading capital improvement projects and managing vendor relationships within budget
- Creating and reinforcing staffing schedules including 24/7 emergency coverage
