Job Requirements
- At least 2 years of experience in janitorial, custodial or porter work
- high school diploma or equivalent
- ability to crouch, climb, and reach and lift heavy items
- ability to walk properties daily, exposed to outdoor elements
- ability to sit and use office equipment and computers
- must be able to lift up to 50 pounds
- ability to work independently
- reliable transportation for regular car travel within Santa Monica
- background check and driving record will be conducted

Job Duties
- Prioritize work, provide work direction and supervise a crew of Porters
- track crew's scheduled and complete work orders and regularly synchronize to work order tracking system
- perform all on demand cleaning duties as assigned by the Assistant Director of Maintenance and maintenance administrative staff
- perform routine cleaning of lobbies, hallways, restrooms, elevators, stairwells and other common areas
- restock supplies such as soap, paper towels, toilet paper, hand sanitizer, etc
- empty trash receptacles and dispose of waste properly
- monitor and report any maintenance issues, such as broken fixtures, leaks, or hazards
- respond promptly to cleaning requests and spills throughout the day
- ensure floors are swept, mopped and/or vacuumed per set schedule
- clean glass doors, windows, and surfaces to maintain a clean appearance per set schedule
- maintain inventory of cleaning supplies and communicate needs to Inventory Clerk
- adhere to all safety protocols and proper use of cleaning equipment and chemicals
- work collaboratively with the team to provide friendly and responsive customer service
- other responsibilities as assigned
