Job Requirements
- High school diploma or equivalent
- Previous experience in apartment maintenance
- Certification in HVAC
- Certification as Certified Pool Operator (CPO)
- Proficiency using hand and power tools
- Ability to read technical manuals and safety instructions
- Ability to work independently and manage multiple priorities
- Basic computer skills
- Must maintain a valid driver’s license, acceptable driving record, and current auto insurance if job duties include vehicle operation
- Ability to lift and move objects up to 50 pounds
- Ability to work both indoors and outdoors in various weather conditions
- Ability to respond to emergency maintenance requests including evenings, weekends, and holidays
- Ability to work on ladders and access confined spaces
- Strong communication and conflict resolution skills
Job Qualifications
- Previous experience in apartment maintenance required
- HVAC certification required
- CPO certification is required
- Proficiency with maintenance tools, equipment, and repair techniques
- Strong organizational and time management skills
- Strong attention to detail and ability to meet deadlines
- Valid driver’s license and acceptable driving record if driving is required
Job Duties
- Perform plumbing repairs including fixture replacement, drain cleaning and pipe repair
- Perform electrical work including outlet/switch replacement and lighting maintenance
- Conduct painting, drywall repair and general carpentry
- Maintain and repair appliances such as washers, dryers and refrigerators
- Oversee and complete resident service requests within 24 hours when possible
- Remain on-call 24/7 in accordance with schedule for emergency response
- Perform routine inspections of property systems and areas including A/C units, roofs, stairs, parking, laundry facilities, lighting, walkways and trash enclosures
- Maintain storage and maintenance shops with monthly inventory and organization
- Provide guidance and train maintenance staff, porters, and groundskeepers
- Ensure proper upkeep of pools, playgrounds, and recreational areas
- Inspect and prepare vacant apartments for move-in readiness
- Travel to other TAM Residential communities as needed
- Assist with resident events, posting notices, and marketing materials
- Respond to resident and property emergencies following safety rules and procedures
- Maintain and enforce TAM Residential safety standards
- Ensure proper chemical storage and maintain MSDS for all products
- Keep daily Freon replacement log and pool compliance log
- Conduct weekly property inspections and update preventative maintenance list
- Supervise use of tools, hardware, equipment, and cleaning supplies to ensure safe practices
- Maintain accurate inventory of equipment, tools, and appliances
- Record and update information in property management software daily
- Report to work on time with professional appearance and maintain courteous relationships with residents, coworkers, and vendors
