Job Requirements
- None education level required
- Prior experience preferred
- Ability to perform physical tasks including walking, standing, bending, climbing, and lifting up to 50 pounds
- Must have government-issued state ID or valid driver's license if required
- Ability to communicate effectively with supervisors
- Ability to maintain professional appearance
- Must be available to work Monday through Friday with some potential off-hours emergency coverage
- Limited computer literacy.
Job Qualifications
- High school diploma or equivalent preferred
- Prior housekeeping or porter experience preferred
- Ability to read, write, and speak English
- Strong organizational skills and attention to detail
- Ability to multitask and work independently

- Knowledge of OSHA safety standards
- Ability to operate grounds and cleaning equipment
- Ability to follow verbal and written instructions

- Willingness to participate in emergency standby schedules.
Job Duties
- Practice OSHA standards and company safety policy and stay aware of work-safety requirements
- Continue education of safety training as required by company and/or state and federal law
- Complete a hazard assessment form before beginning any task
- Assist other team members when necessary
- Use a make ready cleaning checklist and submit to Community Manager for all apartment homes cleaned
- Clean all common areas at least once daily
- Clean and monitor restrooms for cleanliness and inventory at least twice daily
- Maintain care, maintenance, and inventory of all equipment used
- Communicate verbally and in writing with supervisor at least once daily
- Report unusual or extraordinary circumstances regarding the property, co-workers, or residents
- Maintain required property uniform and professional appearance
- Water potted plants and newly planted foliage in community common areas daily
- Perform grounds maintenance such as mowing, trimming, fertilizing, raking, and spraying insecticides
- Paint exterior buildings and pick up litter or trash daily
- Maintain exterior light fixtures and replace bulbs
- Assist in inventory control and equipment upkeep
- Handle emergency maintenance situations and after-hours emergency coverage
- Perform scheduled maintenance on all equipment
- Pressure wash and blow walks and breezeways
- Assist with keeping pool area clean and organized
- Lock storage areas and entrances and ensure adequate lighting
- Assist in custodial work including sweeping, mopping, vacuuming, emptying trash and pet stations, and cleaning windows in common areas
- Participate in standby emergency schedule for evenings, weekends, and holidays
- Apply common sense understanding to follow detailed instructions
- Work under time constraints
- Effectively communicate with supervisors
- Maintain safety and company policies at all times.
