Job Requirements
- high school diploma or GED preferred
- one to three months related experience and or training or equivalent combination of education and experience
- basic Microsoft Office Suite knowledge
- ability to walk stand climb stairs or ladders and access various areas of the property
- ability to push or pull items and reach overhead
- ability to bend stoop or kneel
- dexterity of hands and fingers and ability to grasp tools
- vision sufficient to perform inspections and read computer screens
- ability to hear and understand verbal communications in person and over the phone or computer
- occasional lifting or carrying of items weighing up to 50 pounds occasionally lifting heavier items with assistance or lifting equipment
- ability to operate computer keyboard mouse and other office equipment

Job Duties
- perform regular custodial duties around the property and maintain the common areas including sweeping mopping vacuuming dusting and removing trash
- complete grounds work as directed by maintenance manager and or community manager which may include picking up trash clean dumpster areas trash rooms and trash chutes blowing the parking area and sidewalks removing debris power washing
- thoroughly clean breezeways by removing cobwebs bugs in lights mopping floors power washing and wiping down doors and handrails
- collaborate effectively with maintenance team members other departments and external contractors to ensure seamless property maintenance fostering teamwork and cooperation
- assess property safety and cleanliness standards ensuring compliance with regulations and enhancing resident well being
- keep property in top notch condition including maintaining cleanliness of grounds delivering notices to apartments and performing tasks like interior and exterior painting
