Job Requirements
- Bachelor’s degree in construction management, architecture, engineering, or a related field
- Minimum 5 years of experience in hotel renovation or construction project management
- Proven ability to manage multiple projects simultaneously
- Strong knowledge of franchised hotel brand standards and compliance requirements
- Experience with Microsoft Project and other construction project management software
- Familiarity with AIA contract processes and insurance requirements
- Ability to travel frequently to project sites across multiple states
- Physical ability to perform onsite inspections, including walking construction sites and light lifting
- Excellent leadership and communication skills
- Ability to work collaboratively with cross-functional teams
Job Qualifications
- 5+ years’ experience in hotel construction or renovation project management, with direct oversight of franchise-branded hotels
- Strong working knowledge of Marriott, Hilton, IHG, or other major brand PIP and prototypical standards
- Proficient in construction project management tools: Microsoft Project, Excel, Word, PowerPoint, Outlook
- Familiarity with AIA contracts and draw applications, and strong understanding of ADA, building codes, zoning, and permitting processes
- Skilled in evaluating MEP systems, vertical transportation, technology infrastructure (PMS, POS, HSIA), and FF&E/OS&E deployment
- Excellent communication, organizational, and leadership skills with a focus on budget, schedule, and brand compliance
Job Duties
- Conduct property walks and condition assessments to evaluate existing assets and operational impact
- Interpret and align project scope with brand PIPs, owner objectives, CapEx strategy, and hotel operational needs
- Assist in the selection and onboarding of architecture and design teams familiar with hospitality requirements
- Develop high-level project schedules and early-stage budget estimates aligned with franchise timelines and openings
- Act as the owner’s representative and liaison between brand representatives, hotel teams, and design professionals
- Coordinate drawing reviews to ensure compliance with brand standards, ADA, and prototype requirements
- Oversee the timely submission and brand approval of all design documentation
- Lead internal and external project meetings
- issue concise updates, action items, and status reports
- Manage milestone deliverables and critical path schedules to align with opening targets and operational readiness
- Identify qualified hospitality-focused GCs and vendors
- manage bid processes including walkthroughs, Q&A, and RFI resolution
- Analyze bids for cost, scope alignment, and schedule impact
- prepare recommendations for Owner approval
- Draft and manage contract documentation
- ensure COIs and compliance with Owner’s insurance standards
- Partner with procurement agents on FF&E and OS&E schedules, lead time management, and deliveries
- Maintain budget oversight and provide monthly cost reporting and forecast updates to Ownership
- Monitor construction progress through site visits
- oversee quality control, safety compliance, and schedule adherence
- Manage contractor communication, change orders, and coordination with hotel operations to minimize guest disruption
- Track lien releases, draw applications (AIA format), and project documentation to support audit-ready records
- Generate and manage project punch lists, ensuring completion and acceptance by brand and Owner
- Coordinate delivery of as-builts, O&M manuals, and warranty documentation to the hotel team
- Facilitate contractor training for systems/equipment as needed
- Finalize project accounting and prepare comprehensive cost reconciliation and closeout package
- Lead project meetings and publish minutes with clearly defined responsibilities and next steps
- Maintain project records, drawing logs, communication documentation, and updated contact directories
- Collaborate across disciplines – ownership, operations, design, legal, and finance – to drive project success
- Support development efforts with property evaluations, CapEx strategy input, and operational risk assessments
- Ensure franchise-required documentation and brand approvals are obtained in accordance with brand guidelines
