Job Requirements
- Minimum of 5 years of community association and/or property management experience
- 5 years of supervisory experience
- Ability to coordinate multiple projects and exercise independent judgment
- Intermediate mathematics skills
- Strong written and oral communication skills
- Proficiency in customer relations at all management levels

Job Duties
- Oversee office staff, vendors, and suppliers to attain Association goals as established by the Board of Directors
- Draft correspondence in response to Board of Directors policies and other correspondence as it pertains to the Homeowner Association
- Direct and organize all office operations
- Direct the work efforts and schedules for all office staff
- Ensure adequate insurance coverage for the Association as stated in governing documents and review as necessary
- Establish and maintain relationships with the Association's general counsel under Board guidance
- Review and approve employee timesheets and maintain personnel files including vacation and sick leave records
- Assist with the creation of the Association's annual operating and reserve budgets in conjunction with Board and Finance Committee
- Analyze and research probable increases or decreases for budget items
- Provide Board with written justifications of budget changes and historical comparisons
- Review and monitor budget accounts to identify variances
- Ensure proper accounting and reconciliation for work and change orders
- Prepare and maintain a vendor list for qualified vendors in key maintenance and repair areas
- Draft specifications for Requests for Proposal and review open proposals
- Provide general counsel with draft bid proposals and accept contracts upon Board approval
- Review and ensure journal entry verification on monthly financial statements
- Approve Association payments and provide financial recommendations to the Board
- Monitor delinquent accounts and adherence to assessment collection processes
- Oversee maintenance scheduling and inspections of Association property in conjunction with Maintenance Committee
- Pre-screen, interview, train, supervise, and terminate employees as necessary
- Conduct position and wage research and annual performance appraisals
- Provide employee guidance on work practices and policies
- Ensure safety and quality standards in vendor and contractor practices
- Attend Board meetings as required
- Maintain confidentiality and use diplomacy in communications
