Job Requirements
- Valid driver’s license
- Ability to stand, walk, sit for extended periods
- Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces
- Capacity to work in all weather conditions including rain, snow, heat, and wind
- Ability to lift and carry up to 25 pounds independently and 50 pounds with assistance
- Ability to work a flexible schedule including evenings, weekends, and holidays
- Willingness to travel occasionally to assist other properties or attend training
- Commitment to safety and risk management policies
Job Qualifications
- High school diploma or equivalent
- Previous experience in property maintenance or custodial roles preferred
- Excellent customer service and communication skills
- Ability to work independently and as part of a team
- Knowledge of safety regulations and willingness to participate in safety training
- Basic mechanical skills for minor repairs
- Valid driver’s license to operate golf carts on property
Job Duties
- Inspects community areas throughout the day to remove litter, debris, and pet droppings and maintain cleanliness in common areas and amenities
- Removes trash from vacant apartments before making them ready, transfers trash to dumpster or storage areas, and maintains storage cleanliness
- Completes minor and routine service requests as assigned by supervisors or managers
- Assists make-ready specialists in preparing apartments for new residents
- Changes locks in accordance with property policies and ensures pool gates meet safety codes
- Distributes notifications and communications to residents as needed
- Reports hazards or dangerous situations to supervisors promptly
