Job Requirements
- high school diploma or equivalent
- prior experience in property maintenance or related field preferred
- physical ability to stand, walk, bend, stoop, climb ladders, and carry objects up to 25 pounds independently
- ability to work outside in all weather conditions
- willingness to work flexible hours including nights, weekends, and holidays
- ability to operate a golf cart
- commitment to safety protocols
- good communication skills

Job Duties
- Inspect the community throughout the day to remove litter, debris, and pet droppings
- ensure all common areas and amenities are neat and free of litter at all times
- remove trash and remaining items from vacant apartments prior to make-ready process
- transfer trash to dumpster or storage area and maintain storage areas
- complete assigned minor and routine service requests as requested by supervisor
- assist the make-ready specialist in the turn process
- change all locks in accordance with property policy
- ensure pool gates work according to safety standards
- distribute notices and communications to residents
- inform supervisors of hazards or dangerous situations
- treat residents with respect and respond to maintenance complaints sensitively
- comply with safety and risk-management policies by attending safety meetings, completing required training, and reporting incidents accurately
