Job Requirements

  • high school diploma or equivalent
  • prior experience in property maintenance or related field preferred
  • valid drivers license with a clean driving record
  • physical ability to lift up to 25 pounds independently and 50 pounds with assistance
  • ability to work outdoors in various weather conditions
  • availability to work flexible schedule including nights, weekends, and holidays
  • willingness to take on call duties
  • ability to follow safety protocols and attend training
  • reliable transportation to and from work

Job Qualifications

  • valid drivers license to operate a golf cart on property
  • ability to stand, walk, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • ability to work in all weather conditions
  • strong customer service skills
  • basic knowledge of maintenance and safety procedures
  • effective communication skills
  • ability to work flexible hours including evenings, weekends, and holidays

Job Duties

  • Inspect the community to remove litter, debris, and pet waste throughout the day
  • maintain neatness of all common areas and amenities
  • remove trash from vacant apartments prior to make-ready process
  • transfer trash to dumpsters or storage areas
  • clean and maintain storage areas
  • complete assigned minor and routine service requests
  • assist make-ready specialist in apartment turnover process
  • change locks per policy
  • ensure pool area gates comply with codes and safety standards
  • distribute notices and communications to residents
  • report hazards or dangerous situations to supervisors
  • deliver excellent customer service by treating residents respectfully and responding to maintenance complaints
  • comply with safety policies and attend routine safety meetings
  • complete required OSHA and safety training
  • report accidents and incidents promptly
