Job Requirements
- Ability to work a minimum of 40 hours per week
- able to stand, walk, or sit as needed with 70-85% time on feet
- able to work in a fast-paced environment and meet deadlines
- capable of bending, stooping, squatting, climbing stairs and ladders
- able to lift 1-35 lbs, with assistance for over 50 lbs
- good vision for detail work
- able to follow safety protocols
- able to apply logical thinking and standardized procedures
- ability to interact professionally with coworkers, supervisors, guests, and the public
Job Qualifications
- High school diploma or equivalent
- one year of experience in groundskeeping or related field
- ability to read, write, and speak English
- valid driver’s license and automobile insurance
- ability to follow instructions
- good problem-solving skills
- positive attitude toward customer service
- ability to interact professionally in a team environment
Job Duties
- Checks and replaces exterior lighting regularly
- cleans and maintains the pool if certified
- maintains awareness of proper safety precautions
- observes and reports unsafe conditions on property
- aware of utility meter cut-offs, apartment fixture cut-offs, sewer cleanouts
- maintains a safety-first attitude with staff
- performs work area clean-up and safety-related duties
- ensures storage areas remain locked
- removes litter, debris, and pet droppings from grounds
- performs trash-out duties at vacated apartments
- transfers trash to dumpsters and keeps areas clean
- details property regularly including cleaning under shrubs and using blower on walkways
- repairs windows, screens, sliding glass doors
- assists in physical tasks such as tearing down fences and carrying furniture
- assists with make-ready duties
- maintains storage areas
- performs interior and exterior painting
- changes locks and makes keys
- distributes resident communications
- assists in keeping grounds neat
- performs additional duties as assigned
