Job Requirements
- Entry level to 6 months of general custodial or maintenance experience
- beginning level understanding of grounds maintenance
- ability to use hand and power tools and cleaning equipment
- communication skills sufficient to convey information and follow work directions
- basic computer skills preferred
- valid driver's license required
- ability to operate company or personal vehicle or electrical cart
- ability to travel regionally for work-related activities
- ability to lift or carry up to 65 lbs independently

- ability to travel to other regional locations for work, training, and meetings
- ability to independently lift or carry supplies or equipment up to 65 lbs
Job Duties
- Perform routine cleaning and maintenance of grounds, amenities, building exteriors, district office, pool, recreation areas, parking lots, and other community areas
- remove trash from grounds, office areas, homes, and community perimeter daily
- detail interior and exterior areas regularly using cleaning tools and equipment
- assist with snow shoveling where applicable
- help prepare make-ready units including trash removal, touch-up painting, and cleaning
- assist with physical tasks such as carrying and removing abandoned furniture and equipment
- assist with repairs, replacement and installation of window and door screens, lightbulbs, and fixtures
- clean and maintain storage and shop areas
- assist service technicians as needed
- perform minor interior and exterior touch-up painting and caulking
- clean air conditioning vents, replace air filters and smoke detectors
- perform additional routine cleaning and maintenance as requested
- report maintenance concerns to management
- comply with OSHA safety regulations and company policies
- follow safe work practices including lockout tag-out, confined space entry, use of hazardous chemicals, PPE use, ladder safety, and working from elevated surfaces
- operate company or personal vehicle to travel to various locations for work purposes
