Job Requirements

  • Associate’s degree in business administration required
  • 7+ years of progressive leadership experience in student housing or large-scale residential property management with oversight of 1,000+ units
  • 3-5 years of experience leading multi-site portfolios or large single-site student housing
  • proficiency in budget development, financial analysis, and operational management
  • experience managing large teams of 30-75 employees
  • knowledge of Fair Housing, OSHA, and student housing compliance
  • proficiency in Yardi, CRM/lead management systems, resident screening tools, and MS Office
  • strong communication, leadership, analytical, and conflict resolution skills

Job Qualifications

  • Bachelor’s degree preferred
  • designations such as ARM or CPM preferred
  • demonstrated ability to synthesize complex financial data and interpret results
  • proven track record in sales and marketing strategy development
  • experience in creating and maintaining service excellence cultures
  • ability to lead diverse teams effectively
  • strong organizational and project management skills

Job Duties

  • Create and maintain a safe, respectful, and productive environment for the team
  • provide leadership by setting and upholding Service Excellence standards and inspiring teams
  • oversee leasing, resident experience, daily operations, and resident services
  • promote proactive communication with residents, employees, and stakeholders
  • efficiently resolve escalated concerns while empowering teams to problem-solve
  • select, hire, train, coach, and develop high-performing employees
  • foster a learning culture aligned with GHP’s mission and values
  • conduct annual performance reviews and establish development goals
  • oversee sales, leasing, and outreach efforts to achieve and exceed leasing and renewal goals
  • develop tailored outreach strategies with local schools and organizations
  • conduct competitive market analysis and develop pricing
  • partner with marketing teams to design resident events and retention initiatives
  • manage reputation across digital platforms
  • ensure accurate reporting and oversight of leasing documentation
  • maintain fiscal oversight and manage year-over-year revenue growth
  • control income maximization and expenses
  • manage rent collection and delinquency
  • develop, review, and monitor annual budgets
  • provide variance reports and strategies to meet financial goals
  • approve vendor invoices ensuring contract compliance
  • oversee vendor negotiations and performance
  • ensure compliance with Fair Housing, OSHA, and regulatory standards
  • audit resident files for screening and lease accuracy
  • develop, review, revise, and implement property-wide policies and procedures
