Job Requirements

  • College degree preferred but not required
  • Ability to read and write English fluently
  • Minimum five years supervisory experience
  • Ability to work any day of the week, 52 weeks a year including overtime and on-call as needed
  • Ability to travel occasionally for company events
  • Ability to attend after-hours resident events
  • Capability to physically access all parts of the property
  • Ability to lift/maneuver up to 20 lbs independently and 50 lbs with assistance
  • Basic computer knowledge including Outlook, MS Word, Excel, Yardi

Job Qualifications

  • Hold and maintain any required certifications including affordable housing, tax credit, and property management licenses
  • Certified Occupancy Specialist (COS) accreditation preferred
  • Minimum of five years' supervisory experience in multi-family residential and Section 8 Project Based site management
  • Ability to manage and motivate people effectively
  • Strong administrative and organizational skills
  • Ability to communicate effectively with diverse stakeholders
  • Rational thinking during crises
  • Strong time management and prioritization skills
  • Strong customer service orientation
  • Knowledge of sales and marketing concepts and ability to develop marketing plans

Job Duties

  • Provide day-to-day and ongoing supervision, management and leadership of a team of employees, including recruiting, engagement, performance management, coaching and counselling, workplace conflict resolution, compensation administration, enforcement of workplace and company policies and rules
  • Responsible for reviewing and supporting the overall operations of assigned properties
  • Review monthly financial reports, assist on-site managers with preparing required owner reports and attend asset management meetings
  • Answer questions from owner, government agencies, financial institutions, auditors, accounting, staff and others
  • Supervise all on-site staff including hiring, training, supervision, and corrective measures
  • Maintain awareness of market/industry conditions and trends
  • Prepare and implement annual budget and monitor property budget daily
  • Conduct physical inspection of interiors and exteriors of communities and recommend repairs or replacements
  • Maintain positive customer service attitude and attend to resident concerns
  • Review leases, rules and regulations, contracts, licenses, rent schedules, personnel and resident files
  • Monitor delinquency reports, bank deposits, equipment inventory and inspections
  • Communicate information and company news to staff in meetings
  • Enforce company policies and safety rules including training
  • Follow up on all aspects of property management
  • Negotiate contracts without signing them
  • Prepare for regulatory agency inspections
  • Conduct business in compliance with relevant laws including Fair Housing and ADA
  • Manage assigned communities efficiently to maximize revenue and curb appeal
  • Respond to owners’ needs and goals
  • Ensure property is maintained and visually appealing
  • Ensure units are market and show ready
  • Adhere to housing requirements for leasing and management
  • Oversee marketing efforts including online advertising and SEO
  • Maintain excellent customer service internally and externally
  • Ensure purchasing and invoicing guidelines are followed
  • Complete salary, bonus and compensation paperwork
  • Recruit, hire, train and motivate high performing team
  • Participate in training classes and meetings
  • Operate company software effectively
  • Evaluate and recommend rent/pricing strategies
  • Perform associate evaluations
  • Assist Regional Manager with management functions
  • Perform other duties as assigned
