Job Requirements

  • Ability to read, write, and communicate fluently in English
  • College degree preferred but not required
  • Ability to perform intermediate mathematical functions
  • Ability to work seven days a week, including overtime and on-call schedules
  • Ability to attend after-hours resident events and company gatherings
  • Physical capability to access all property areas
  • Ability to lift up to 20 pounds independently and 50 pounds with assistance

  • Ability to comply with company policies, safety rules, and all applicable housing laws

Job Qualifications

  • Hold and maintain required property management certifications, including affordable housing and tax credit licenses
  • Certified Occupancy Specialist (COS) accreditation preferred
  • Minimum five years supervisory experience in multi-family residential and Section 8 Project Based site management
  • Strong leadership, communication, and motivational skills
  • Excellent administrative and organizational abilities
  • Ability to manage multiple projects simultaneously
  • Crisis management and rational thinking skills
  • Strong time management and prioritization
  • Customer service orientation
  • Knowledge of sales and marketing, including development and evaluation of marketing plans
  • Familiarity with on-site maintenance, vendors, and contractors
  • Ability to close sales
  • Proficiency in property management software such as Yardi
  • Intermediate to advanced skills in MS Word and Excel
  • Basic computer, Outlook, and Internet knowledge

Job Duties

  • Provide day-to-day supervision and leadership of a team including supervisors and staff
  • Review and support operations of assigned properties
  • Review monthly financial reports and assist with owner reports
  • Attend asset management meetings
  • Answer questions from owners, agencies, financial institutions, auditors, and staff
  • Supervise hiring, training, performance management, and corrective actions for on-site staff
  • Maintain awareness of market conditions and evaluate comparable properties
  • Prepare and implement annual budgets with owners and asset managers
  • Conduct monthly property inspections and recommend repairs or replacements
  • Maintain positive customer service and attend to resident concerns
  • Review leases, contracts, rent schedules, personnel and resident files
  • Monitor financial reports, bank deposits, and equipment inventory
  • Conduct staff meetings to communicate goals and receive feedback
  • Enforce company policies, safety standards, and training
  • Negotiate contracts without signing
  • Prepare for regulatory inspections
  • Ensure compliance with Fair Housing and other applicable laws
  • Manage communities efficiently to maximize revenue and maintain curb appeal
  • Respond to owners’ needs and objectives
  • Ensure units are market and show ready
  • Oversee marketing efforts including online advertising and SEO
  • Maintain high customer service standards internally and externally
  • Ensure proper purchasing and invoicing procedures
  • Complete compensation paperwork timely
  • Recruit, hire, train, and motivate staff
  • Participate in training and meetings
  • Operate and train staff on company software
  • Collaborate on rent pricing strategies
  • Perform and document staff evaluations
  • Assist Regional Manager with additional responsibilities
  • Perform other tasks as assigned
